Investors Flood Tehran Property Market, Intensifying Competition in Prime Districts

Domestic and overseas investors have started re-entering Tehran residential deals at a pace not seen since early 2025, pushing multiple bids on apartments in core districts and lifting average transaction values by 14 percent between May and early July 2026.
The renewed interest follows months of reduced activity after the June exchange of strikes and the July 8 funeral for Ayatollah Khamenei, which left many sellers holding units off the market. Buyers who paused earlier are now competing directly for finished stock rather than waiting for new supply, a shift that has shortened average listing times from 45 days to 22 days in monitored areas.
Activity Concentrated in Vanak and Pasdaran
Competition has been sharpest around Vanak Square, where two 12-storey buildings completed in 2023 recorded seven offers within ten days of listing last week. Further north on Pasdaran Avenue, three units in a compound managed by the Tehran Real Estate Union sold above asking price after investors from the United Arab Emirates and Turkey placed sealed bids through local agents. Both locations sit inside the municipal zones that recorded the largest volume of title transfers in the first half of the year.
Tehran Municipality data released on 6 July showed 2,840 residential transfers in the capital during June, up from 1,910 in April. Average prices reached 162 million rials per square metre citywide, with Vanak recording 198 million rials and Pasdaran 211 million rials. The same report noted that cash buyers accounted for 68 percent of June contracts, compared with 51 percent in the same month last year.
Outlook for Buyers and Sellers
Agents at the Tehran Real Estate Union advise sellers to set realistic reserves within five percent of recent comparables if they want to close before the next round of regional security assessments expected in August. Buyers holding completed funds are urged to inspect at least three comparable units on the same street before submitting offers, as single-day bidding rounds have become common in Vanak and Pasdaran. Those planning to finance through Bank Melli branches should confirm pre-approval limits now, since several lenders tightened loan-to-value ratios last month in response to rising transaction volumes.
